New regulation on fire protection installations, Royal Decree 513/2017.
The inspection must be requested by the owners of the facilities at least every ten years. Exceptions are made, provided that none of these cases involve areas or premises at special high risk:
Residential housing use.
Administrative use with a built-up area of less than 2000 m2.
Educational use with a built-up area of less than 2000 m2.
Commercial use with a constructed area of less than 500 m2.
Public concurrency use with a built surface of less than 500 m2.
Use of parking lot with a constructed area of less than 500 m2.
Active fire protection installations whose periodic inspection is regulated by specific regulations (industrial establishments to which the regulations approved by R.D. 2267/2004 apply).
Existing fire protection installations ten or more years old since their commissioning, at the date of entry into force of this Regulation, must undergo the first inspection within the following maximum periods:
Facilities older than or equal to 20 years: within one year.
Facilities older than or equal to 15 years and less than 20 years: within two years.
Facilities older than or equal to 10 years and less than 15 years: within three years.
